What you can expect when you work with me.
7 Step Process to a Smooth Real Estate Transaction (Selling)

Value & pricing: Create a Competitive Market Analysis using recent comparable sales and competing offerings. These will be narrowed down to include those recent sales most similar to your property based on my inspection. Certain properties will require detailed adjustments to account for differences. In that case, I will prepare a spreadsheet designed to illustrate the percentage adjustments of the important elements of comparison between your property and those of recent sales. This will allow us to arrive at a CMA that is more meaningful in the prediction of the selling price for your property.

Market Preparation: Getting your home ready for sale is essential to attract potential buyers and achieve the best possible price for your property. I will provide you with feedback and a checklist to help you prepare your home for sale.

Marketing Plan: Will provide a detailed marketing plan to ensure we attract buyer’s and maximize sales price for your home. This will include professional photography, MLS listing, creation of flyers and other marketing collateral, signage. I will also show up for every buyer showing of your property.

Collaboration: Most real estate transactions are conducted between two different real estate firms on the buyer and seller side. Sharon makes it easy for buyer agents to work with her. She will ensure showing and other appointments are easy to make, calls and emails are returned promptly, and do everything to make it easy to do business with her. We treat all other agents with respect, honesty and integrity.

Buyer Acquisition: Conduct ongoing, proactive outreach to acquire buyers.

Negotiation: We treat every offer with respect but always work in our clients best interest. Have completed the Certified Real Estate Negotiator (CREN) designation. Our office also conducts ongoing training to develop and enhance these skills.

Systems, support and execution: We oversee every aspect of the real estate transaction. We have professional relationships with closing attorneys, mortgage providers, home inspection companies and insurance providers. We also provide useful brochures and checklists.
Prior to Our First Appointment
Before meeting any potential seller client, I will do some basic research on your property, including but not limited to:

Researching and printing any available GIS plans and assessment data from the town

Conduct an online search of the Registry of Deeds and print:

- Deed and/or Certificate of Title
- Recorded Plan/s
- Deed Restrictions
- Easements
- Rights of First Refusal
- Mortgage Information

A general search of recent sales and competing offerings will be undertaken to be refined after the first appointment and inspection of the property

Begin process of drafting a Competitive Market Analysis for your property.
First Appointment
Answer questions, get to know each other and gather information about the property.

A consultation to gain a full understanding of your goals and expectations in the potential offering of your property.
A discussion of the laws of agency. I will then ask that you sign a form confirming this discussion, a requirement of the North Carolina Real Estate Commission.

A tour of your property where you point out details and items of interest that only you as the owner would be aware of.
At the conclusion of our tour, I will take a second walk through of the property on my own to carefully measure all rooms and dictate a detailed room by room description.

Upon leaving I will take at least one exterior photo. Professional external and internal photos will be taken once the listing agreement is signed.
Second Appointment
Present the marketing plan and price opinion. The price suggested in the Competitive Market Analysis is the first step in determining the initial offering price of your property.

Discuss the marketing process and any questions you have will be answered.

Review my Listing Evaluation Form. At that time I will also provide a checklist that will help you prepare your home for photography.
